Purchasing a Second Home

Buying a holiday home is both an exciting and potentially nerve wracking business. It is a purchase that should, above all, not be rushed into or taken lightly, and it is also one which should, if executed correctly, give you much joy for years to come.

To begin with, it is important that you decide where in the world you want to build your second home. This is perhaps one of the most crucial stages in the process, since if you choose an area that eventually find you dislike, then your home will basically amount to a waste of money.

In short it is important that you have been a visitor in sunny Marbella or the snowy Alps on many occasions so that when it comes to buying or building your second home, you feel confident that your opinion of the region is set and not about to change suddenly. Once the location has been selected, you will need to spend time browsing through the available property for sale. (more...)

Buying Holiday Property to Leaseback

Many people considering the purchase of holiday property in France opt to buy on a leaseback basis. This arrangement allows the buyer their own home away from home, but also ensures that the property generates an income. Leaseback property France is dealt with by means of a simple agreement. You buy an apartment, flat or villa either from a private sale or from a large holiday development and the ownership of the property is then transferred into your name.

However, you sign what is known as a leaseback agreement, which allows the previous owners to continue to rent the property from you. There are several advantages to this kind of agreement made with regards to holiday property.

If you buy property for vacation purposes then it means that for half of the year or more it will be unoccupied. However, with leaseback, the home can be rented out to other holiday makers who will then provide you, the owner, with a regular income. (more...)

Moving House

Moving house is a stressful and labour intensive exercise. The days leading up to the big moment are invariably chaotic, long and difficult. Surviving a big move requires patience, diligence and a lot of hard work, but it is perfectly possible if you follow a few straightforward guidelines.

To begin with, you need to plan your time well. Expect the days leading up to your final exit from the current property to be something of a mess. In light of this, you will want to organise the packing and removal of your furniture and appliances to take place well before you are due to leave for the last time.

Moving people should be booked well in advance, especially if you are emigrating. House removal company to Switzerland, for example, will need time to collect possessions and ship them across to the new location so that by the time you arrive, some of your possessions will be in the new country and ready for collection. Organised Emigration

Emigrating to France is an exciting but stressful business, and perhaps the most time-consuming and difficult of the tasks involved is emptying out your old house. Packing up belongings, furniture and appliances takes many hours and much patience, and unless it is run according to a strict schedule, the process can descend rapidly into chaos.

To begin with it is important that you pick a good house removal company France and that you book their services well in advance. Make sure you liaise regularly with representatives in the weeks leading up to your move, and send off some of the larger furnishings and appliances some time before you yourself leave.

When you are packing your belongings into boxes, do not try to fit the process into a matter of hours. Remember, it will take at least a few days to get your home disassembled and into containers, so give yourself time to avoid unnecessary excess stress. (more...)

Make your House a Home

It is often the little touches which make a house into a home and without wanting to sound sexist, it is often a woman's touch which makes a home inviting and welcoming. A few little touches around the home can make such a difference.

Things such as fresh flowers always make a difference and while you can spend a fortune buying the most expensive and trendy flowers, I also find that flowers picked from the garden make great informal displays around the home – as long as you shake out the insects first!

Candles are also a very feminine touch and many homes would not be complete without a smattering of tea lights in glasses and large candles in jars. The scented candles are the best as you can smell them long after they have gone out. (more...)

French Style for your Home

Let's face it, the French have always been several streets ahead of us when it comes to style, both in the world of fashion and home decor. They have that look and that effortless chic which seems to come so naturally to them but which for some reason eludes me and many of my fellow country women.

That is why I always jump at the chance to steal their style – after all if it is French it will look stylish and chic, so I love some of the new sites around dedicated to all things French, especially when it comes to buying French home decor and French home accessories.

Just a few carefully chosen accessories can brighten up the home and give it that touch of 'je ne sais quoi'. French home decor can brighten up the dullest of homes and turn a boring English house into a continental pad. (more...)

Basic Equity Release Information

Through equity release, you have a means to retain the use of your home and at the same time generate either a lump sum of capital or a steady stream of smaller sums which arrive in the form of an income. In order to obtain this kind of loan, you will need to visit a reputable equity release specialist in order to discuss what kind of programme suits your requirement.

Popular with senior citizens, equity release plans allow you to borrow what is essentially the value, or part of the value, of your house. This income needs to be repaid, usually only after death, and different kinds of equity release plan will need to be paid back with various forms of interest.

In order to determine how much money can be got out of your home, or whichever asset against which you are borrowing, you will need to talk at length with an equity release specialist. Or, at least, this was your only option in the past. Today, however, you can simply log onto the internet and search for an equity release calculator which will be able to give the maximum available sum. (more...)

Research and Save Money

If you are doing up your house or apartment, a little research can go a long way towards saving you money. It is easier for us now than ever to be able to sniff out bargains with the help of the internet and rather than going down to the local store and buying all your new items of furniture in one place, you can make considerable savings by finding the real bargains.

There are many internet stores which specialise in one type of product such as Kitchen Stools Direct or bathrooms from the manufacturer. The great thing about these are that they are specialised on just one or two types of product, so firstly, they have the advantage of bulk purchasing resulting in lower prices and secondly they usually have a great selection of products within their field of specialisation.

Many online shops also have regular sales, although you should still check the pricing of the same products across several shops to make sure that they are the cheapest. (more...)

Selling your Home

Selling your home can be an emotional, process. In most cases, the house you live in is a big part of your life, and more often than not sellers are sad when they walk out their front doors for the final time.

However, reaching this moment of sale can take a long time, especially in the current economic climate, and so, nowadays, vendors find themselves, more often than not, relieved when they finally head for their new property and out of the old one.

The internet has become a powerful tool to help with the sale of real estate. Most realtors will post properties on their own website, or on a general property database, in order to get the house greater exposure. Pages like homesgofast deal in international property sales, and you should contact your estate agent to find about sites dedicated to your area. (more...)

Preparing for a Show House

If you are in the process of selling your home, you will more than likely have hired an estate agent to assist you in the project. This property professional will speed up the sale by placing your home on his or her company's database of potential buyers, and will also post the property on real estate sites such as eurobrix.com.

In addition to these measures, the estate agent will also organise a show house. At a show house — sometimes called an open house –potential buyers come to the home and are shown around by the estate agent who will point out key features and help them to see the best of the property.

It is important that you participate in the success of your show house as well by ensuring the house in mint condition when visitors begin to arrive. It is important that you manage to strike the right balance between cleanliness and homeliness; you want your house sparkling, but not in a clinically disused way. (more...)

DIY Blind Installation in Your Home

Buying blinds for your home has never been a simpler or more economical process. In the past, purchase and installation of blinds used to necessitate several visits from a craftsman, along with a long waiting period between ordering and actually receiving your purchase.

Now, however, it is possible to buy custom-made blinds online. There are numerous companies offering to make your window coverings to measure, without ever having to set foot in your home.

While this may sound like a difficult, not to mention risky, enterprise, manufacturers swear it's simpler and safer than you might think. You simply go online, select the style of blind that you're interested in, and enter the measurements of your windows into the allocated space. (more...)

How to Make Your Home More Saleable

In the wake of the economic crisis, house prices have fallen dramatically. Those looking to sell are finding themselves faced with a difficult reality in which their treasured home is not worth enough to purchase anything else, and this is leading to stagnation in the property market.

There are, however, a few things you can do in order to make your home more saleable and your estate agent will no doubt explain most of these to you in person. While you should definitely look into implementing changes in order to move your home on the market, you should by no means bankrupt yourself fin the process: stick to alterations and renovations that make good economic sense, and avoid those which will simply put you out of pocket.

To begin with, you should consider the state of your kitchen. Houses with new fittings in this room sell for more money. If yours is looking a little shabby, give the room a simple facelift by replacing countertops and door handles and perhaps painting the walls. Watch design shows and research online to get ideas. Redecorating on a Budget

Very few of us have the money to splash around on redecorating our homes at the moment. The same could be said of office interior design as well, as businesses are really struggling to ride out these current times of austerity.

With this in mind, it is time to think about some alternatives way of decorating that need not break the bank. Instead of consulting an expensive design expert, you know what you like and do not at the end of the day, so trust your judgement and do it yourself.

This really can be very affordable. All you need is some paint to start and you can redecorate an entire room for as little as £25.00 say. (more...)

Update Your Home on a Budget

While redecorating your house from the ground up, so to speak, is a difficult and costly task, a superficial home facelift shouldn't take too much time or cost too much money. If you're keen to update your living space, but haven't the funds or the weeks to spare, focus your attention on a few small details; you'll be pleasantly surprised by the effects.

From villas to apartments, homes of all kinds will benefit from a fresh coat of paint. Refresh a dull, shabby interior with a new, exciting colour palette. Choose wisely: you want a tone that will age well and which complements the space at hand.

Instead of rushing out and buying several new suites of furniture, assess the pieces you've already got. While it's a good idea to throw out any which aren't structurally sound, don't force yourself to part with items that are, for all intents and purposes, intact. (more...)

Choosing the Right Designer

If you are renovating your home and you have decided to shell out for a professional designer, you'll be paying a good deal more that the monthly price of dog food for his or her services. Because this is a costly undertaking, it's a very important that you find the right person to do the job, and this may take a little effort on your part.

To start with, you should ask around family and friends for any recommendations they may have. The people in your social circle know your character and tastes, and they may have connections with designers who would suit your personality, or information regarding one in particular that you should avoid.

Once you have a few names short listed, remember it's very important to arrange meetings with each one. You will be working very closely with this person for an extended period of time; you need to find out if he or she compliments your personality. (more...)

Making a Foreign House Your Home

Although most people move to another country to live and experience the local way of life, this does not mean to say that they will not want the property they eventually purchase to take on some semblance of their home back in good old Blighty. All of those white washed walls can work very well when you eventually settle in Italy Villas but after a long enough period of time, this can make a Brit feel a wee bit homesick. So, what can you do to make the property seem a little more reminiscent of the UK and have the best of both worlds?

Well now, for a start, you can concentrate on the external areas of the property. You can easily have this area looking like the perfect home back in the UK: by using plants and flowers that are equally indigenous to more northern climes and landscaping the garden into what you would expect to see back home.

There is nothing to say that you have to keep the internal walls as white washed as they are on the outside. I think that this is all very well for a holiday property, but I can see how the clinical lack of colour can drive us Brits mad after a while. Use other shades of paint in your decoration scheme and perhaps place plenty of pictures along the walls too. (more...)

Doing it Up

Property bargains are less common than they were a few years ago but they do exist and if you are patient and have an eye for a good deal then you might still be lucky if you are looking for a house; especially if you are prepared to put a little time and effort into doing it up.

There are quite a few properties on the market which need quite a lot of work doing to them due to the fact that they were previously owned by elderly people who had not done any major work to them for the last thirty or so years.

When the house passes to their heirs or an equity release scheme, the new owners are often keen to sell fairly quickly to cash in the value of the house and this is where you can often find a good deal. The houses are often structurally sound but decorated in a way that is definitely not to the modern taste and so they can be on the market for some time. (more...)

Little by Little

It can be very tempting to fill your house with cheap and cheerful ornaments, maybe picked up on your travels or in a hard-to-resist sale. However, many people find that less is more and they prefer to save for a few key items which will prove an investment as well as looking good in the home.

Whether you save up bit by bit, or use the proceeds of a bingo win or cashing in your mature annuities quality pieces for the home will never go out of fashion and you will thank yourself in later life that your home is full of tasteful and valuable pieces rather than old tat.

Carpets are a great example and I don't mean the variety from the local DIY store. Good Persian rugs or carpets will last for years as long as you take good care of them. (more...)

Inexpensive Rennovations

If you are about to embark on the business of renovating your house, on a budget, and you are feeling a little as if you are faced with an impossible task, you may want to take some time out to sit down and work out a few solid guidelines.

If money is fairly tight, you will more than likely be opting for a facelift and not for an exhaustive refurbishment of your home. Planning a good, superficial renovation shouldn't be complex; indeed, with a little foresight and planning, it's a good deal easier than, working out your enhanced annuities for example.

To start with, you will want to repaint. A fresh coat on the interior walls will immediately refresh the inside of the house. Choose your colour palette wisely: you don't want to buy something boring and unimaginative, but you also don't want to be repainting in a year's time because your walls are so thoroughly out of fashion. (more...)

A Special Project

Many people are just too scared to take on a renovation project or even a refurbishment project. Let's face it, most of us like to have the house or apartment ready decorated and ready to move into, whatever the cost of home insurance and many of us lack the imagination to really picture what the place could be like if we were prepared to go back to scratch.

If you have the stomach for it, though, a renovation project can be the way to go for several reasons. Of course, much of the advantage is financial, as a picture perfect home will cost so much more than a house which needs major work doing to it.

If you're pretty capable on the DIY front then you can save an awful lot of money if you do it yourself and by calling in experts for just the really necessary parts such as the electrics or plumbing. (more...)

Planning the Perfect Kitchen

The Kitchen is a focal point within any home and often can be the most social area within the house. It is therefore essential that proper planning goes into designing the perfect kitchen for your needs and also choosing the perfect furniture to complement your kitchen.

Furniture should make your house really feel like a home and therefore reflect the way in which you live and how you use the furniture. The only thing that might make this vision even better is a glass of delicious wine. The time we spend in the bath or the shower is not only time we spend getting clean it is also often the only moments of the day when we have time to ourselves to process the evens of the day and just relax.

Focus on the living room with bean bags that create space

Investing in these new luxury items is a good idea if you’ve got children or you’re looking to buy a piece of furniture that is practical as well as fashionable. Recently, bean bags have made a bit of a comeback since their creation in the 1960s, as many homes lack the space and finances to splurge on something bigger and more expensive. And with them being so versatile, available in a variety of tones, fabrics and shapes, it’s easy to understand why the revival has been so hot right now.

Look for size first

Choose smaller versions to scatter around your child’s room, a trendier medium-sized piece if you have teenagers and you’re looking to give them comfortable yet practical seating, and a more luxurious version of the retro piece for your sitting room to make a bit of a statement, without overpowering the room itself. Bean bags lend themselves well to decor as, with recent designs coming out onto the market as well as the classic teardrop pieces, they can easily be stored away as well as given centre stage, depending on your needs and overall look.
